Zoning Transportation Analysis (ZTA)
Projects that produce 2000 or more trips will now need a Zoning Transportation Analysis (ZTA). This is implemented at the rezoning level. See the infographic below for how it relates to TIA or TAs.

ZTA requirements:
trip generation
projected volume analysis
site driveway analysis
anticipated Transit Demand Management (TDM) measures
assessment of right-of-way/easement needs
dedication of right-of-way
Street Impact Fee (SIF)
A fee for new development based on the amount of traffic they produce. The money from the fee will go to "capacity improvement projects" in the area of Austin that the development will be in.
You may remember Rough Proportionality (RP), which will be replaced by SIF Max.
SIF was implemented Dec 2020 and they started collecting June 21 2022.
There are offset credits that reduce the fee. These are based on traffic improvements the development provides.
Just to give you a ballpark, they mentioned a recent fee that was $93K.
If you have an approved TIA before Dec 2020, you are exempt from SIF until 2023.
There will be an anticipated transparent dashboard by Dec 2020 that shows where this money goes.
