South Lakeline
North Austin/Cedar Park | 3.24 Acres | 80 Units
This project straddles the line between North Austin and Cedar Park. Two luxury apartment buildings and 16 Townhomes will sit on the Cedar Park Side, while a mixed-use building will rise on Austin side.
80 units will front an arterial roadway, across the street from the public Lakeline Neighborhood Park.
The main reasons for opposition: traffic, closeness to the waterway, and environmental conservation.

Northeast Austin | 9.547 Acres
Capital City VFW Post #8787 is a center for veterans, their families, and the motorcycle group. They rezoned their Northeast-Austin parcel from GO-CO to GO-MU to add multifamily units to the site.
8702 Cullen
South Austin | 0.69 Acres
This rezoning brought an automotive repair shop into conformance with current code. Although new development isn't set on this property, a site plan across Cullen was just approved for 400 Units.

Peaceful Hill Residential
South Austin | 2.7 Acres | 33 Units
Applicant representative Victoria Hasse of Thrower Design fought off a neighborhood-requested postponement. This is a DR (Development Reserve)-platted lot that turned into SF-6 to develop 33 Units.
Two properties to the east and south have the same zoning. They are 0.4 miles from transit.
There are two Heritage Ash trees at the front of the site which the developer it's saving. Oddly enough, the neighbors requested trees be saved but that a wall be constructed at the front of the site, running through the roots of the tree.
They had a few more requests. Some them agreed to, and others not.
Agreed to:
Construction of masonry wall along Peacefull Hill
Having more trees that required (9) by LDC, along peaceful hill
Providing 10% increase in the amount of parking (7 spaces)
Wanted:
Additional 5ft vegetative buffer along with Peaceful Hill Ln masonry wall
Only single story units along Peaceful Hill Ln
Clerestory lighting on second story building walls facing Peacefull Hill Ln
Limit beginning construction hours to 7am
Commissioner Jolene Kiolbassa pointed out that the requests are typically something found in a neighborhood plan. She also pointed out that this neighborhood doesn't have a plan.
But she changed her mind when it came to voting, putting her hand up at the last minute to make it a unanimous vote to recommend the item.

Ash trees are about to become a great excuse to stop projects. There is a pest decimating Ash coming from the Northeast. If you have Ash on your property, they could soon become protected under zoning law.

Crux Climbing
South Austin | 27,000 SF | 4,000 SF Commercial
A "down zoning" of light industrial to commercial made it possible to develop a 27000-square-foot rock climbing gym. It will be accompanied by 4000 square feet of general commercial.
Two tracts make up this project site. They both had a conditional overlay that limited trips to 300 per day. That's the primary reason this went before the Commission.
Limits: height to 50', 30' vegetative buffer where adjacent to SFR.
Since 2005 this area has transitioned from industrial to denser residential uses and more active commercial.

The traffic analysis showed 658 Trips for the project.
