Birgani's Property, a 0.34-acre development, is proposing a rezone from SF-1 to GR-MU. The current site, a house, is planned to be converted into a mixed-use project. The proposal was tabled at the meeting, but there have been other developments in the surrounding area in the past.

The property owner is planning to demolish the existing house and garage and construct a new single-family home on one lot, with the septic drain field located on the other lot. This rezoning request has the support of the staff and will bring the property up to current environmental and residential development codes.

The change to SF-2 zoning will allow for a development that is suitable for the area and in compliance with current codes.

The applicant is requesting to add a conditional overlay to limit the impervious cover on this property to a maximum of 31%.
