The letter V adds 95 units to a mixed-use project.
This rezoning allows the developer to go from around 90 units and no affordable units to about 185 units with 19 affordable @ 60% MFI. The applicant said it is likely to be a 4-story mixed-use building.
When asked what the unit mix will be the team said “we don't have an answer to that question yet.”

Commissioner Pulido was the only member against as it passed 7-1-1. It will see City Council on October 27.

Environmental Regulations
There was a continued discussion on the environmental assessment changes. There are two points of concern with the planning commission:
Missing middle regulations
Functional Green
As a short reminder, the missing middle aspect would loosen environmental requirements. If adopted as is, it would let projects up to 11 units be under the same rules as single family. They would only need to submit a building permit.
Functional green is a point-based system for green aspects of projects. These two aspects were moved to phase two. Phase two will incorporate stakeholder feedback. It is a project that takes an extra year.
