Welcome to Ultraground. We tackle zoning, planning, and city council so you don't have to.
August 23rd Approvals:
289-Unit Mixed-use
Modular ADU
Community Center

3111-12 Caseybridge Court
McKinney | 2.923 Acres | 289 Units
We added together two zoning cases together because they are part of the same project. Two parcels combine for a 289-unit mixed-use just east of McKinney.
200 of those units will be on one site, 89 / 5,245 SF of retail on the other.
20 Units will be workforce housing at 80% or less MFI (Median Family Income).
Caseybridge Court falls in District 2. See 2019-2022 precedents in District 2:
The owner agreed to keep the conditional overlay that prohibits adult-oriented businesses, convenience storage, and vehicular storage.
Developer: Lichter Equities, LP (Robert J. Lichter)

E 12th ADU
MLK | .16 Acres | 2 Units
A subtle increase in SFR zoning allows for a larger ADU. The specifics? It went from SF-3 to SF-5, which allows for a larger-than 1,100 SF ADU, but not a duplex. Gentle density.
The applicant is a modular ADU company based out of Guanajuato, Mexico.
E 12th ADU falls in District 1. See 2019-2022 precedents in District 1:

Dove Springs Day Care
East Franklin Park | 13.599 Acres
Dove springs park will be getting a new use: daycare.
As WFH trends continue to play out, this could be a game-changing amenity for neighbors.
It sits right next to Widen Elementary School.
Developer: City of Austin
