At the Planning Commission meeting on February 28th, a total of eight cases presented multifamily units through Light Industrial (LI) zoning combined with a Planned Development Area (PDA) overlay. The growing popularity of LI-PDA zoning for multifamily projects in Austin stems from its flexibility (no height or minimum acreage restrictions) and its affordability and simplicity compared to the PUD process. So, one might wonder, what is the issue with developing LI-PDA condos on the former Denny's site?
