This rezoning request is a win-win for everyone involved.
The city gets more affordable housing. Seamless Capital LP has committed to providing 10% of the total units at 60% MFI as on-site affordable housing. This is a huge win for the city, which is facing a severe shortage of affordable housing.
The developer gets a more cohesive site plan and project. By syndicating the two adjacent parcels into the broader development site, Seamless Capital can create a more walkable and transit-oriented development.
The community gets a better project. The expanded project will include more green space, better pedestrian and bicycle access, and improved traffic circulation. This will make the area more livable for everyone.

It did not get it’s approval because it was postponed by the applicant (data on this type of postponement and more below).
Jesus Turullols, the property owner, is the applicant represented by Michele Haussmann of Land Use Solutions, LLC, in this request.
The stands on a Core Transit Corridor, adjacent to a CapMetro bus stop, and in the vicinity of the impending MetroRapid high-frequency bus line on Pleasant Valley Road. Additionally, the planned Green Line rail stop at Pleasant Valley under Project Connect enhances its connectivity.
