September 15 Rezonings:

2,800 SF of retail, 34 multifamily condos, and a self carwash will replace an existing gas station.

This commercial-mixed use (LR-MU) zoning will give the developer, Nash Mahesania, the opportunity to build multifamily and commercial on a main arterial (Metric). The site is less than a quarter mile from transit.

Parkland dedication is a way for the city to build parks with fees they deduct from developers. It assesses how much impact the new development has had on green space. More impact, more of a fee. It's not just for residential, now it's for commercial as well.

But how do office workers use a parkland? It's calculated with an equation that assesses people that are working at commercial developments as less than one person. People in residential are counted as a whole person since they are there around the clock. This is called Functional Population.

They announced an increase of 10% in parkland fees. The commercial fee goes into effect January, 2023. Affordable dwelling units are exempt from this fee.

Cocktail lounges are now allowed along 12th street at a minimum of 200 feet apart. Each new bar will need to go through the Conditional Use Permit (CUP) process.
