6121 N IH-35 plans to redevelop an existing 7.91-acre hotel site near the intersection of two major highways, IH-35 and US-290, into a mixed-use development. It would retain the existing 175,000 SF, 5-story Radisson hotel built in 1977, but redevelop the surrounding 160,000 square feet of surface parking into up to 1,000 new multifamily units and 40,000 square feet of commercial space.

The zoning case includes a request to apply a Planned Development Area (PDA) combining district to allow increased height up to 200 ft, increased floor-to-area ratio up to 4:1, increased impervious cover up to 85%, and reduced parking minimums up to 50%. Substantial new density on an underutilized site near downtown Austin and major transportation infrastructure.
