Brodie Oaks PUD

1,700 Units | 200 Hotel Keys | 110K SF Retail | 30K SF Restaurant |  Reading: - ② - ③

Barshop & Oles' Brodie Oaks PUD was approved on first reading. It is proposing a mixed-use with 1,700 residential units, office space, a hotel, retail, and restaurants. At its highest, it stands 275 feet at the intersection of South Lamar and Loop 360.

We covered it when it went through planning here.

Updates

Ann Kitchen had two amendments. One for Austin Energy and one for Parkland.

  1. Location of Austin Energy substation. This resolves the location so that it doesn't sit on parkland or cause more than the impervious cover limit.

  2. Who's going to pay for the trail to access Barton Creek Greenbelt.

She also flagged the level of density as represented by the height.

Affordable housing: Kitchen said she's excited about what's being offered. 

For those curious about the mix, the details are below.

1.5 Acres dedicated for 100% affordable. Minimum 100 units at 30-60% MFI in perpetuity.

1517 Kramer Lane

 52 Units | 2.476 Acres | Reading: ① - ② - 

A medical office currently has the potential to be a mixed-use development. It is close to the Gateway Regional Center and surrounded by single-family homes, townhomes, office buildings, and a charter school.

St. Johns Site

St. John | 19.11 acres | 560 Units | Reading: ① - ② - 

The City of Austin will develop 19.11 acres of land into 280 affordable housing units, 280 market-rate housing units, and 15,000 square feet of commercial use.

After two years of community engagement, Greystar Development Central, LLC was chosen as the development partner and an Exclusive Negotiating Agreement was signed to negotiate the terms of a Master Development Agreement.

Burnet & 183

Wooten | 2.57 Acres | 300 Units | Reading: ① - ② - 

This 300-unit vertical mixed-use doesn't change from the neighborhood plan. 36 Units will be at 60% AMI.

Highland Lanes is a bowling alley that currently occupies the site.

1700 E. 2nd Street

East Cesar Chavez | 0.51 Acres | Reading: ① - ② - 

A conservatory and a salon on a corner site is approved to become a vertical mixed-use building.

DISTRICT: 1 

Jonwood Way

Windsor Hills | 5.48 Acres | 9-11 Units | Reading: ① - ② - 

The Planning Commission approved the Jonwood Way plan amendment and rezoning to build rental townhomes, even though they were not in favor of the market rate units.

They debated site access at the PC meeting, but it was decided to wait to discuss the details later. The developer's representative argued that if the zoning did not go through, 3-4 expensive homes would be built instead.

Short-Term Rental Fee

Citywide

A resolution was approved that makes it "unlawful for a person to collect or receive a fee, directly or indirectly through an agent or intermediary, from unlicensed short-term rental operators."

Council Member Kelly was the only one to vote against this one.
