Pyrethrum has been working closely with the Drenner Group and the community to ensure that this project meets everyone's needs, resulting in agreements such as an 8ft masonry wall and restricted access to Glen Hill Rd.
While skeptics may have raised concerns about traffic and tree preservation, The team reported that their proposal aligns perfectly with the goals of the Neighborhood Plan.

Let's delve into the proposed plan to introduce up to 90 multifamily units in South River City, Austin, Texas. During the Planning meeting held in January, the team encountered some opposition, however, there was no pushback at this meeting.
Nonetheless, the South River City Citizens Neighborhood Association (SRCC) raised concerns regarding creek protection and environmental impact. The team reassured the planning commission of our commitment to comply with Atlas 14 regulations, and they will also integrate green stormwater management strategies such as rainwater collection and rain gardens.

Holly Mixed-use

This Neighborhood Plan Amendment is a big change in the Future Land Use map from single-family to mixed-use. Although it is currently only a FLUM change, it is expected to be brought back for full entitlements.
The site is situated adjacent to Arc Capital Partners' Holly Commons, a 67,000 square foot commercial property located in the highly sought-after Holly neighborhood of East Austin. Arc Capital Partners recently rebranded 2400 E Cesar Chavez to "Holly Commons," following the acquisition and integration of an adjacent 8,500 commercial office building and surface parking lot.

Here we have a story about the sad but true truth about how hard the reasoning process is. Brownlee Circle is your zoning request for multifamily simply to add a second-story accessible unit with an elevator so that an elderly individual can be with a couple downtown.
The issue is that their lot is currently zoned SF-3 lot and is being used as a Duplex. Despite the best efforts of everyone that's been involved so far, no one could find a way for us to be able to build this third unit as a second story on the structure without switching to an MF zoning. This illustrates the need for missing middle housing legislation better than anything that we've seen.
Council Member Vela asked for an estimate of the cost of the rezoning, to which they responded that it was around $15-20,000.
