District 1 leads all other districts in delivering affordable units.

Allow us to shed some light on a new study by the Austin Chamber of Commerce. Their recent analysis unveils a 50% surge in the median home price in District 1 over the past half-decade. This escalation quite overtly outpaces the rather modest 25% increase we've seen in the other 9 districts.

District 1's geographical advantage plays a significant role. Nestled adjacent to downtown Austin, this district proudly hosts vibrant neighborhoods such as East Austin, Hyde Park, and the charming Bouldin Creek.

The next key driver of District 1's real estate price boom is its recent economic leap. This district is the home turf of numerous top-tier employers including the likes of Dell, Whole Foods, and Indeed.

Darby Yard 700 reduces the industrial zoning in the neighborhood, provides a variety of housing types, and includes neighborhood-serving retail/commercial uses.

The specific PDA standards proposed for the property include several permitted, conditional, and prohibited uses, along with particular site development standards, such as a maximum height of 200 feet and a maximum building coverage of 85%.

Hudson #3

The area surrounding the Ashton Gray Development’s Hudson #3 consists of a variety of land uses and zoning classifications, with commercial, undeveloped, and residential properties, as well as a nature preserve and a cemetery.

Hudson #3 reflects priorities outlined in the Council's Strategic Housing Blueprint. This rezoning would enable a "step down" approach to development from the more densely zoned properties to the west towards the SF-3-NP properties.

“I am proud to note that more many affordable units were built in District 1. We literally lead the city in building affordable homes for working class Austinites. I am proud, but I am also actively disappointed.

I am proud that we lead, but I'm disappointed that there continue to be parts of Austin that have nearly no new housing types that are affordable or for workforce folks. Firefighters, nurses, childcare workers, teachers. They deserve to live in all parts of Austin.
