An MF-5 approval adjacent to a single-family home has certainly piqued our interest. The folks behind Berkman Residential have put forth a Neighborhood Plan Amendment and zoning request, seeking a transition from High Density Residential to MF-5. At first glance, the change appears quite dramatic, but a closer examination reveals that the site's density was already rather limited. Interestingly, this proposal aligns with several other similar-density developments in the vicinity.
Nina Renaldi, a resident of a nearby 30+ unit building, expressed her disapproval of the MF-5 designation, citing a lack of sufficient bike infrastructure as her primary concern. She wasn't the only one to push back against the project, but it's important to note that there were several voices in favor as well.

MF Five, facing single family residents to the east and the west, is unprecedented in Austin neighborhood and sets a new standard for incompatibility of construction in neighborhoods.
Proponents highlighted the mixed-density nature of the surrounding area to bolster their case. It's worth mentioning that the neighborhood plan and zoning don't necessarily portray an accurate representation of the current land use.
Victoria Hasse from Thrower Design cleverly leveraged this discrepancy, presenting the council with a more truthful depiction of Berkman's development landscape.
