Two downtown Austin lots will go from single family to office. But they weren't zoned SFR, they were zoned for Multifamily.
Office, specifically DMU zoning, matches the offices on all sides.

Springdale Brewery
Walnut Bend | 1.959 Acres
Who doesn't love an adapted and reused commercial building, especially for something like a brewery. This almost 2-acre plot will go from Interim Rural Residential (I-RR) to Limited Industrial Services (LI).
Your takeaway:
Breweries are required to be 540 feet from residential in order to serve beer. The site across the street is zoned SFR, but this project got the go-ahead.
How'd they get away with that?
The site across the street is zoned SFR, but it's undeveloped. There's more. Another site down the street is zoned SFR, but it's currently being used by a non-SFR building.
So, it matters more whether the site is actually developed for a particular use rather than just zoned when it comes to minimum separation distances. Atleast, just if you want to serve beer.
